D3 Phase II

Design Quarter at d3 – Phase II is a major mixed-use development undertaken for Meraas (Dubai Holding Real Estate) within Dubai Design District (d3), one of the region’s leading destinations for design, fashion and creative industries. Spanning a total built-up area of approximately 374,022 m², the development comprises six Grade A office buildings (G+7), reaching approximately 52 metres, and three residential towers rising up to 180 metres across 39 storeys. The residential component incorporates 558 apartments, distributed across two high-rise towers and one low-rise building. 

The development is integrated through a two-level landscaped podium, incorporating retail, community amenities and shared open spaces designed to enhance pedestrian connectivity, encourage street-level activity and create a cohesive urban environment. The project is certified as a Green Project under Dubai Municipality’s sustainability standards, reflecting its emphasis on sustainable design and development. 

As main contractor, Arabian Construction Company (ACC) is responsible for the full substructure and superstructure works, architectural finishes, mechanical, electrical and plumbing (MEP) installations, facade systems, vertical transportation, and hard and soft landscaping across the podium and public realm. The development’s technical complexity requires precise structural coordination between the residential and commercial components, integrated building services, and carefully sequenced construction and handover programmes. 

Design Quarter at d3 – Phase II contributes to the continued expansion of Dubai Design District, bringing together high-performance commercial spaces, contemporary residential accommodation and integrated public amenities. The project demonstrates ACC’s capability to deliver large-scale, technically complex mixed-use developments through disciplined construction management, multidisciplinary coordination and integrated project execution.
